Buyer Beware - Some Deals are Not Worth Getting !

I have a client that is building a home and he has been getting great pricing but I have told him to make sure he is comparing apples to apples. If you are getting pricing that is substantially lower than other quotes you need to question why.

Are you really getting the same thing?
Is the quality the same?

Make sure you get everything in writing so that there are no misunderstandings.

There are people out there doing cash deals and if you do not have documentation of the transaction the sub trade can come back and say that no payment was received and that you in fact owe him money. They could put a lien on your home and if you have no way of proving the cash was paid to the sub trade you could get yourself into a bind.

Kitchen cabinets that never show up - We have just had a few people who had received much better pricing than I provided buy a kitchen from another company and they didn't get what they wanted, another client didn't get a kitchen at all.

Plumber gets paid cash and takes off - I have another person I know who paid cash to a local plumber and the plumber took off and might lien the home as there is no proof of payment. he could be out $ 16,000

Renovation Disasters - A large well known builder hired inexperienced sub trades with the cheapest price and after the clients took over the home the tile started to come off the wall, electrical that was live was covered in the wall and they had to pay $ 6000 in electrical upgrades alone to make it safe and then had to re drywall, tile and paint.

Mold in Homes - A home in my neighbor hood was just sold that was completely filled with mold but with a little fix up it looked great and the new buyers have no idea what is under neath. I know a few people mentioned it to the Realtor but information doesn't always get passed on. Inspectors don't always find everything.

As the old saying goes if it seems to good to be true it probably is. Not ever deal is worth getting!!

Work with a reputable company that has been around for a long time.

If you hire a designer they will work on getting you the best pricing. If what you requested is coming in above your budget a designer knows how to redesign things to bring the budget down and still get you what you are looking for.

Once you get that amazing deal if you need to do a warranty claim will you be serviced?

There are deals t be had but just do your homework.
